What is the Housing Greensboro Minor Home Repair Program?

The Housing Greensboro (HGI) Minor Home Repair Program is aimed at providing minor home repair assistance and home maintenance education to qualifying individuals who are owner-occupants of their home in Greensboro and below specific income levels. The Minor Home Repair Program is one way in which HGI carries out its mission to provide decent, safe and affordable housing to low-income families working towards the elimination of substandard housing through services and education that prevents homes from deteriorating to substandard conditions

HGI’s programs are built on a model that utilizes volunteers from the community providing the labor to complete the repairs which are funded by contributions from the community and payments from the homeowners for the materials and supplies. The funds obtained cover the costs for materials, supplies and HGI’s labor to oversee and manage the projects to completion. The homeowner also agrees to participate in a program of instruction on home maintenance and energy conservation. We also establish additional partnerships with non-profit organizations in the community to provide additional services to homeowners when needs are identified by our staff beyond housing.

What makes a home owner eligible for assistance?

To be eligible for HGI’s Minor Home Repair assistance applicants must…

  1. Be the owner-occupant of a home within the City limits of Greensboro.

  2. Have a household income which does not exceed 80% of the Guilford County median income for the household size (see income limits and determination of income below) determined by HUD.

  3. Have a special need for minor repair assistance such as

    1. an older adult age 60 years or older

    2. handicapped or disabled

  4. Homeowner hasn’t received a minor or major home repair through HGI’s programs in the last 12 months.

What is the amount of the grant and the homeowner’s payment?

The amount of the grant and payment amount will depend on the scope of work necessary to address the identified minor repairs needed determined by HGI. The grant would be for the HGI labor that is involved in completing the minor home repair limited to 2 days labor or a total repair cost including materials of $1,000. The payment from the homeowner would be determined by the cost of materials and supplies for the repair, the income level of the homeowner and their ability to pay. What kinds of work can be done?

The HGI Minor Home Repair Program is aimed at making home maintenance repairs that can be completed in two days by HGI staff or skilled volunteers. This may sometimes also include preventative work and addressing accessibility issues based upon the circumstances surrounding the repair work. Listed below are some examples of the type of repairs that can be done.

  • Minor plumbing repairs or replacement of leaky toilet, faucet and unclogging drains

  • Minor electrical repairs for replacement of lights, outlets or switches

  • Caulking or weather-stripping around doors or windows

  • Adjust or repair windows and doors

  • Make minor masonry parging repairs

  • Interior painting only where repairs were made

  • Install smaller amounts of insulation

  • Minor roof repairs

  • Storm door repair or replacement

  • Window screen repair or replacement

  • Install grab bars or make minor accessibility repairs

  • Install smoke detectors

  • Cleaning gutters or small branches surrounding the house

It is important to note if the scope of work involves a licensed subcontractor or the total cost of the project is estimated to be over $1,000 for labor and materials, the repair will be referred to HGI’s Major Home Repair Program if homeowner has an income below 50% AMI.

HGI reserves the right to refuse projects that are determined to be unfeasible for any reason.
